How we measure
Six numbers, per property, every month — plus one we watch on principle. The same six appear in every client report and, in time, on this page.
Direct booking share
The share of bookings arriving direct rather than through a platform.
Site sessions
Visits to the property’s own site, by source.
Film play rate
Of the people who arrive, how many press play.
Film-to-booking-click rate
Of the people who watch, how many go on to the booking engine.
Direct bookings
Bookings completed on the host’s own engine, host-reported.
Revenue per direct booking
What a direct booking is worth, next to one that paid commission.
AI-sourced visits
Sessions arriving from AI assistants, counted as their own source class — watched on principle, promised to no one.
Nothing is measured that we would not show.

A named series
The Open Pilot
Istanbul Place Apartments is the founder’s family business, and the founder works in it. It is pilot one — run through the full process, inquiry to launch, no shortcuts. We disclose that plainly wherever the work appears as evidence, because it is also the origin story: Mahsus was built from inside a family stays business, and we instrumented it hardest because our own revenue depended on it working.
With the family’s written consent, Istanbul Place’s monthly numbers will be published here openly — the six metrics, month by month, wins and bad months both. No one else can publish a client’s books. We can publish the family’s.
Headline claims and benchmarks wait for arms-length pilots beyond it. The Open Pilot is the single deliberate exception to the publishing rule below, and its honesty is the point.
The publishing rule
We publish conclusions and ranges, never the dataset. What a finding says is shared; the rows underneath it stay private.
