Why the direct channel matters here, now

The Türkiye market has changed in ways that make a direct channel more valuable, not less.

  • Law 7464 has been in force since 1 January 2024: a tourism-rental permit and a door plaque are now a precondition for letting. The 2026 base fine for letting without one is ₺180.617.

  • Casual supply has withdrawn since the law; whole-home listings in Istanbul fell by roughly 31 per cent. What remains is professional — most Istanbul hosts now run more than one listing.

  • Channel risk is real too: Booking.com has been closed to domestic accommodation sales since 2017, and in January 2026 the travel-agents' association filed to block a further ten international platforms — a process still under way.

None of this is a way around the rules, and none of it is a promise of bookings. It is the plain reason a channel of your own — one you control, in a market where platform access is not guaranteed — is worth building.

What an Istanbul or Türkiye stay needs

A stay here is read by a mixed audience, and its marketing has to meet both halves of it.

  • Turkish and English, both done properly

    Your guests arrive in two languages. The site and the film are built for both from the start — not translated as an afterthought — so a Turkish guest and a visitor from abroad each meet the stay in their own words.

  • Built from the photographs you have

    The film is made from the property's existing photography, remotely. No crew comes to the door and no reshoot is needed — which matters for an operator running several places at once.

  • A site a guest can find and trust

    A booking site that loads well, reads clearly in both languages and can be found by search — the ground a direct booking stands on, in a market where a guest may not want to route through a platform at all.

The origin story, disclosed plainly

The first property the studio worked with is Istanbul Place Apartments, the founder's family business and an Istanbul operator. It is where this approach was built and tested before it was offered to anyone else.

We say so plainly. It is the origin of the studio, not an arms-length benchmark — and any results from it are published as the family's own books, wins and bad months alike, never dressed up as an independent case.

When guests ask an assistant — in Turkish or in English

A growing share of guests begin by asking an AI assistant where to stay. Our July 2026 answer panel put the question for Galata and Beyoğlu directly: of the eleven named independent stays we asked one assistant about, two were named in its answers; nine were not.

Every Mahsus site is built to be read where those answers are written — server-rendered pages, plain facts, structured data, in Turkish and in English. We build for it and show you the receipts; no one can promise an assistant's answer, and we never will.

Do you work remotely?

Yes. Everything is delivered remotely from your existing photographs — the site, the film and the reporting. There is no crew, no shoot day and no site visit, wherever the property is.

Do you deliver in Turkish?

Yes. The site and the film are built in Turkish and English from the start, for a mixed guest market. It is not a translation added afterwards.

Do you handle licensing and the permit?

No. The tourism-rental permit, the door plaque and your tax and registration obligations are yours to hold. We work alongside your own compliance — building the marketing, not the paperwork.
